A Del Val client and owner of a Three-bedroom, one bath property in Havertown PA decided that it would be in their best interest to sell the property instead of renting it out. The property had furniture and other personal items that needed to be moved into a storage place. Del Val was able to assist in finding a moving company and helped to coordinate moving and storing the owner’s property into a garage that Del Val was advertising for rent nearby. 

Market Analysis:

Havertown is in Delaware county PA, part of Haverford township. The potential buyers in this market are typically families and young professionals, due to its convenient location, in the proximity of the city of Philadelphia, easy access to I-476, I-76 and I-95. The average time on the real estate market is 10 days, and the price of 3-bedroom houses increased by 3.8% between February and March of 2023 according to the latest Bright MLS market report. 

Strategy:

After successfully emptying out the property, Del Val’s Maintenance department stepped in to get the property ready for marketing. They were able to move in quickly with painting, certain fixes, and carpet replacement. 

At that point, the “unit turn” was complete and the owner had fully concluded that selling the property is the way to go and hired Del Val Realty to list it for sale.

Results:

According to the proper documentation, the property was placed on MLS on Friday night with the asking price of $225,000. We got an exceptionally good response right away and many appointments scheduled for the weekend.

The listing received incredibly valuable feedback and multiple offers over the asking price. By Sunday afternoon the property owner had accepted an offer, and the property is under contract with settlement scheduled for the end of April

Conclusion:

The property was able to sell over the asking price, due to quick response from Del Val’s management department to figure out the moving company, the storage of owner’s private property and the maintenance team, getting the work done within 10 days. 

This was a complete circle of services offered by Del Val which resulted in the property being under contract within 48 hours of the start of marketing.
