Our Video Marketing Strategies
How We Use Video to Market Vacant Properties
We take 20-35 hi-definition photos for all our listings. We then use these photos to create a video and have a narrator read the description of the property to match up with the photos. So when the photos of the kitchen are being shown the narrator will be talking about the kitchen. Please see our samples above. These videos show off the unique features of the home and give the viewer a better feel for the layout, colors and size of the home. A professional intro and outro clip are added to the video and uploaded to YouTube.com to attract more attention and make sure this video gets found. Using video allows us to reach more potential tenants so you have a bigger pool of quality renters interested in renting your property. Not only does video allow more people to view your home, but they can do so from the comfort of their own computer. It will also eliminate a lot of time wasters who do not like the home for some reason versus coming to the home and discovering a reason they do not like the home.
How We Promote the Videos
Once the video is created it will be uploaded onto YouTube.com and titles and key words will be added to make sure the video gets found in as many searches as possible. We market your property through our property management software called Buildium. It then syndicates the listing out to several websites, including all the popular rental sites like Zillow and Trulia.

Del Val will manage your property and tenants including collecting rent, paying bills and bookkeeping services, year-end tax and financial records, handling tenant calls and complaints, working through any tenant disputes, coordinating and performing maintenance, making sure you are in compliance with city rules and regulations, move-in and move-out inspections and much more.
Del Val does offer several different maintenance options including using our in-house maintenance staff in combination with outside vendors. In some cases, owners can perform their own maintenance or work with their own contractors. We also, in some cases, recommend purchasing a home warranty program to protect all your major appliances and systems. We can discuss which option best fits your needs.
Rent Collection Systems
Del Val uses aggressive rent collection strategies which include email reminders, certified letters, and phone calls, and, if no payments, ultimately we take tenant(s) to court. Tenants have two options – pay rent or are removed from the property!
Eviction Protection Program (Optional)
Del Val will pay all your eviction-related expenses including court fees, legal fees, and fees related to filing an eviction for just $15 per month per property ($25 per month per property in Philadelphia). Del Val will absorb all the costs of Phase I (court and Judgment) and Phase II (possession). You pay nothing! Imagine that for just 33 cents per day.
